Plans change. We understand.

A private home takes a booking off the calendar the moment it is confirmed. The policy below is what has always felt fair to us — and to our guests.

Standard Policy

A quiet conversation before a strict clause.

If something shifts, tell us early. There is almost always a way through — a change of dates, a partial rebooking, a note kept on file for another season.

60+ days before arrival

Full refund of the deposit, less a small administration fee.

30–60 days before arrival

Deposit is retained. We will try to rebook the dates and refund pro-rata where possible.

14–30 days before arrival

50% of the total stay is retained. Any rebooking is refunded pro-rata.

Within 14 days of arrival

Total stay is retained. We recommend travel insurance for peace of mind.

Rescheduling

Where dates and rate allow, we are always happy to move a booking to another window in the same season. Just ask.

Third-party bookings

If you have booked through VRBO or another platform, their cancellation terms apply and are shown at checkout. Where they differ from ours, the platform's policy takes precedence.

Unforeseen circumstances

Bushfire, cyclone, flood, pandemic restrictions, sudden illness — we will work with you personally to reschedule or refund fairly, beyond the strict letter of the policy.

Travel insurance

For stays booked well in advance, a good travel insurance policy is a small cost for real peace of mind. We recommend it.

Refunds

Approved refunds are processed within seven business days to the original payment method.
