The small print, in plain English.
A private home is not a hotel. The terms below are simple, fair, and written the way we would explain them across the kitchen table.

Booking & confirmation
A booking is confirmed once the deposit is received. The balance and refundable damage bond are due before arrival. Bookings can be held for 48 hours while final details are agreed.

Payments
Payments are processed in AUD. Rates are per night, based on up to ten guests, and include GST. Extra services (private chef, transfers, provisioning) are quoted separately.

Cancellations
The full cancellation policy — including what happens if plans change close to arrival — lives on its own page. Read the Cancellation Policy.

Damage bond
A refundable bond is held before arrival and returned within seven days of departure, provided the house is left as it was found.

House rules
The way the house is looked after — occupancy, pets, noise, pool safety and the rest — is set out in the House Rules. Booking Villa Villa Coola is an agreement to those rules.

Suitability
Villa Villa Coola is a private, tranquil home for families and small groups. It is not licensed for weddings, parties, functions or filming without prior written agreement.

Liability
Guests use the house, pool, spa and beach access at their own risk. Please supervise children at all times. We keep the property well maintained and insured for its use as a holiday home.

Force majeure
In the event of circumstances beyond either party's reasonable control — bushfire, cyclone, flood, pandemic restrictions — we will work with you personally to reschedule or refund fairly.

Photography and copy across this website are the property of the owners. Please ask before reproducing them elsewhere. Third-party links open in new tabs — we cannot vouch for content beyond our own pages.

Governing law
These terms are governed by the laws of Queensland, Australia.
